How it Works (tender to handover)

Estimate
We just need a plan detailing the areas to be managed and the number of homes included in the scheme. Once we have this information we can supply you with our estimate.

Handover
When the transfer is imminent we'll arrange a site walkover to clarify all requirements before handover takes place. Once handover completes we'll notify all that we're the point of contact.

Appointment
If you accept our estimate we will send our standard documentation and agreements. This ensures everyone is clear from the outset what is included.
Selling your Home?
Request Sellers Pack
Once the sale of your home has been agreed you will require a Sellers Pack. This will include FME1 or LPE1 form, Statement of Account, Fee Matrix and Abbreviated Accounts.

How is the
management company set up?
The Management Company is a Limited Company incorporated by the house builder at the commencement of the site's development and each new homeowner will be a member of this company.
When the formal handover takes place PEM Estates will hold a AGM to which each homeowner will be invited. Control of the management company will then be passed on from the housebuilder to the residents who can be appointed as Directors.
Why have Pem Estates been appointed on
our development?
Your local planning authority will have imposed a condition on the developer that requires open spaces to be managed in the interests of public amenity.
Therefore your housebuilder has made arrangements for the management of the POS by instructing Pem Estates after a successful tender to act as managing agent on behalf of the management
company and homeowners within your community.
What responsibilities do I have as a Director of the Management Company
As Managing Agents, PEM Estates carry out all administrative duties on behalf of the Management Company.
DIrectors would be expected to liaise with us at the point of producing the annual budgets, to guarantee we are providing the best value service on your behalf. They would also be expected to attend AGM's.
Having resident Directors gives PEM Estates a point of contact to help us provide the best possible service.
